We have been marketing and selling timberland in East Central Alabama for quite some time. About a year ago, we began marketing a large grouping of professionally managed timberland in Clay, Tallapoosa, Calhoun, Chilton, and Talladega Counties. We have sold several of the individual properties. As of the end of last month, our seller has let us know that they are becoming more aggressive in marketing these properties. We have reduced the entire package almost 11%. Some of the properties have been reduced as much as 26%.
These are top-quality pine plantations with excellent management histories. The best pine seed stock available has been used on these properties. The SMZ’s have BIG hardwoods. Lines are painted…all the things for an excellent timberland investment.
Below is a link to a package with links to individual properties.
Central Alabama Timberland Spring 2012
The AlaLandCo Team has been selected to market over 9,000 acres of premium forestland properties in East Central and Central Alabama. This offering includes pine plantation investments in Clay County, Cleburne County, Chilton County, Talladega County, and Tallapoosa County. Single-tract acreage offerings range from 30+/- acres all the way to 2,500+ acres. It does not matter if you are a beginning forestland investor, or a large institution looking to expand your client’s interests in Alabama, we have properties in this offering that will work for you. These are quality, professionally managed pine plantations. Most of these properties have not been available to the public for 60+ years.
These properties have good road systems with protected entryways, large streamside management zones (SMZ’s), and world’s of potential. Many of these properties offer great hunting and recreational opportunities. A large segment of the timberlands available have potential as rural homesites and cabin sites. Some offer mountain views and beautiful streams. Many of the plantations have large, flat bottoms with mature hardwoods. Some even have the potential to be converted to pastureland. Wildlife such as whitetail deer, turkey, rabbit, squirrel, and other species are abundant on these properties.
Did you know that timberland investments have consistently outperformed the S&P 500 for the last 30 years? Did you know that when stocks dropped 70% during the Great Depression, that timberland gained 233%? Why Should I Invest in Pine-Producing Timberlands?
In the coming weeks, we will have more specific information available on these properties. If you would like to be notified as these listings become available, please use the contact form below. Let me know what area you are interested in, and I will be sure to contact you about any properties we have in that area.
Land Agent, AlaLandCo
I posted this property last week. It is now under contract. It was priced right. Seller was motivated. I explained all of that in my description. There are buys to be had in today’s market. To take advantage of these, you need to be ready to buy, and ready to look and make a decision on a property. The people that are ready to buy and make a decision are getting some really great deals.
Here is the original posting for the property:
41 Acres Pastureland and Lake For Sale in Cleburne County Alabama
Pasture Land For Sale in Cleburne County, Alabama – UNDER CONTRACT!
Friday, I went out and looked at a property just on the Alabama side of the state line in Cleburne County between Ranburne, Alabama and Bowdon, Georgia. An investor had let me know about the property and I let him know that I would pass it along to you. It’s 41+/- Acres, mostly pasture, with maybe 8-10 acres wooded. There is a nice lake, that you can see in the photo, and a fully enclosed red metal barn. I’m guessing the barn to be about 40×60, with 40×30 totally enclosed…but that is just a guess. The property has frontage on two paved county roads, electricity already ran to the barn, and county water. It is fenced and currently keeping cattle on it. The pasture has a great stand of Bermuda grass, that looks like it has been managed well.
The property is for sale at $150,000 and the seller is looking for an offer. With the location of this piece, I think that is a great price. It would make a great horse or cattle farm for someone. It’s within an easy drive of Carrollton, Newnan, Franklin, Anniston, Heflin, and Oxford. If you know where Bucktown Grocery is near the Alabama/Georgia line, where GA 100 and GA 5 run together at, the property is within 4 miles of there. The Little Tallapoosa River is nearby, as is Butler’s Mill. If you are interested, give me a call. I have more photos and will be glad to show the property to you. Better hurry though. This is a good one!

Most people who are not from Alabama do not know that the Talladega National Forest (TNF) has three seperate districts and is located in two distinct portions of the state. The Talladega and Shoal Creek Districts of the TNF are located in East Alabama along the southern terminous of the Appalachian Mountains. The Oakmulgee District is located in West Central Alabama along the fertile Blackbelt region of the state. The two forests are very distinct in nature, but offer many of the same characteristics land owners are looking for. Most are looking for a degree of seclusion, privacy, and protection that living in an area around a National Forest can provide. Some are looking for recreational opportunities like hunting and horseback riding. There are multiple opportunites for hiking, driving, and enjoying the Talladega National Forest.
The Talladega and Shoal Creek Districts are within easy reach of the Alabama cities of Birmingham, Montgomery and Anniston. It’s location along I-20 also makes it easily accessible from the Atlanta, Georgia Metro Area and other places in West Georgia. The Oakmulgee District is just south of Birmingham and Tuscaloosa and northwest of Montgomery. It’s located just a short drive from the I-20/59 corridor and the I-65 corridor. 95 Acre Farm joining the Talladega National Forest in Cleburne County, Alabama – SOLD!
Check out this farm land and home for sale. It’s one of the prettiest places I have ever had the opportunity to market. I absolutely love showing it, because I see something new and beautiful every time I go out. Turkeys, the lakes, the red barn, rolling pastureland, mountain timberland…it has it all. Located in Cleburne County, Alabama; just minutes from Interstate 20 and a short drive from Atlanta, Georgia and Birmingham, Alabama.
I ran across a very well-written article about the importance of Clay County, Alabama in the War of 1812. It is written by a local historian, Captain Don East. There is information about Andrew Jackson’s treks through the county and Creek Indian settlements in the county. Very interesting reading for any of you who have property in Clay County or are thinking about it.
