Timberland Investment Alert – Price Reductions on First-Class Timberland

We have been marketing and selling timberland in East Central Alabama for quite some time.  About a year ago, we began marketing a large grouping of professionally managed timberland in Clay, Tallapoosa, Calhoun, Chilton, and Talladega Counties.  We have sold several of the individual properties.  As of the end of last month, our seller has let us know that they are becoming more aggressive in marketing these properties.  We have reduced the entire package almost 11%.  Some of the properties have been reduced as much as 26%.

These are top-quality pine plantations with excellent management histories.  The best pine seed stock available has been used on these properties.  The SMZ’s have BIG hardwoods.  Lines are painted…all the things for an excellent timberland investment.

Friday, I went out and looked at a property just on the Alabama side of the state line in Cleburne County between Ranburne, Alabama and Bowdon, Georgia.  An investor had let me know about the property and I let him know that I would pass it along to you.  It’s 41+/- Acres, mostly pasture, with maybe 8-10 acres wooded.  There is a nice lake, that you can see in the photo, and a fully enclosed red metal barn.  I’m guessing the barn to be about 40×60, with 40×30 totally enclosed…but that is just a guess.  The property has frontage on two paved county roads, electricity already ran to the barn, and county water.  It is fenced and currently keeping cattle on it.  The pasture has a great stand of Bermuda grass, that looks like it has been managed well. 

The property is for sale at $150,000 and the seller is looking for an offer. With the location of this piece, I think that is a great price.  It would make a great horse or cattle farm for someone.  It’s within an easy drive of Carrollton, Newnan, Franklin, Anniston, Heflin, and Oxford.  If you know where Bucktown Grocery is near the Alabama/Georgia line, where GA 100 and GA 5 run together at, the property is within 4 miles of there.  The Little Tallapoosa River is nearby, as is Butler’s Mill.  If you are interested, give me a call.  I have more photos and will be glad to show the property to you.  Better hurry though.  This is a good one!

Spotlight on…The Talladega National Forest
