Yesterday, we closed on the 80 acre parcel we had for sale in the southwest corner of Clay County, Alabama…adjoining the Talladega National Forest. I told many of you that this one was a great buy and would not last long. When the appraisal came back in on this property, it was $24,000 higher than the sales price!
There are deals to be had in today’s market. The buyer now has equity in an investment that the timber is growing on everyday. There are many, many properties out there that numbers like this can be negotiated for. Sellers are scared to price their properties too cheaply, but most are receptive to good offers when they see one. “Buy low” is the first variable in any successful investment strategy. Friends, NOW is the time to “buy low.” If you have been sitting on the sidelines waiting on the market to make a move…get off the sidelines. Properties are available, Sellers are motivated, Interest rates on land purchases are as low as I have ever seen, Timber prices are good, Money in your pocket is not making anymore. Time to “buy low.”
